A small town of distinctive charm. Belton was founded in 1850, and in early years grew as a rustic trading center for nearby farmers and ranchers. The town is graced by architecture from the early 1860s to turn of the century. Preservation of historic structures and streets, to include complete renovation and restoration of the Bell County Courthouse, is currently priority in Belton's graceful old downtown area. Belton lies on the I-35 corridor, and U.S 190, a segment of the Ports to Plains Highway connecting the state's heartland to coastal ports.  Salado, a beautiful historic unincorporated village of approximately 1500, is primarily a ranching and agricultural community but it is well known as a resort area because of its rustic shops, art galleries and outstanding restaurants, inns and bed and breakfast accommodations. It has none of the disturbing and distracting features of a large city. Children grow up in a healthy environment with excellent school and recreational activities, including FFA, 4H, football, basketball and baseball with nearby boating and fishing. Salado creek, which meanders through the community, is popular for picnics, fishing and swimming.   Belton Lake has 136 miles of shoreline and covers an area of 12,300 acres. Stillhouse Hollow Lake has 58 miles of shoreline and coveres an area fo 13,370 acres. Both are operated by the U.S. Army Corp of Engineers. Both lakes have parks and picnic facilities, swimming, fishing, camping, boating, nature areas, and wildlife management areas. Morgan's Point Resort is located along the shores of Lake Belton. It is within easy commuting distance of Temple, Belton, Killeen-Fort Hood area including Harker Heights. It is ideal for those who like water sports. Another appeal is the quite, unbusy, wooded character of the area with an abundance of wildlife in its natural habitat. Morgan's Point has been one of the fastest growth areas in the last few years. Little River /Academy is located 10 minutes east of Belton and 6 miles south of Temple on Highway 95 with a population of over 1500. In 1978 the community incorporated into a city. Residential sales agreements usually have clauses referred to as financing contingencies which allow the buyers to declare the contract null and void if they are unable to obtain financing. They may set deadlines for applying for a loan, and require the buyer's full cooperation in obtaining all the information needed to process your loan. If the loan is not approved by the deadline, it may be necessary to request an extension from the sellers or take specific steps to void the contract and get your deposit money back. Be sure to note all of the financing deadlines in the contract, apply for your loan as soon as possible, and be diligent about providing the lender with any documents that are requested.
